- FREE EVALUATION OF THE PROPERTY:

- PUBLICITY OF THE PROPERTY:
The properties for sale and rent are advertised by the agency on its website, on the main portals, in newspaper advertisements, on the window, with leafleting and, above all, proposing the properties to the users registered in the database.
- ENERGY PERFORMANCE CERTIFICATE (APE):
The Energy Performance Certificate is required for all buildings (with the exception of some specific categories), in regulatory terms, the Energy Certificate in our country debuts in 2005 with the publication of Legislative Decree 192/2005 and, in order of time, the latest changes to the legislation were made by Decree Law 63/2013; and it is the latter who introduced the Energy Performance Certificate (APE) in place of the Energy Certification Certificate (ACE), with the obligation in the following cases:

The Energy Performance Certificate is valid equal to 10 years.
Sanctions
to which the subjects incur if the energy performance regulation is not respected, (DL 90/2013) are:the administrative sanctionnot less than 3,000 euros and not more than 18,000 euros
to the owner while
in case of violation of the obligation to report the energy parameters in the sale or lease announcement
the person responsible for the announcement is punished with an administrative fine not less than 500 euros and not more than 3,000 euros.
- REAL ESTATE VERIFICATIONS:
The agency verifies the exact cadastral consistency of the property and the presence or not of mortgages, pledges, foreclosures, transcriptions, registrations and prejudicial annotations.
